Not going to lie, the second I saw this house I was fantasizing about listing it. This is the type of property that buyers line up for because it is that perfect.

Location? check!     Space? check!   Upgrades? Check!   Price? Cheque!

Let’s start from the beginning. This is a three storey open concept townhouse built by award builder “Branthaven” located at 1401 Plains Road. While it is a condo/townhouse, you are only paying for snow removal and lawn care and will never have to worry about maintenance fees jumping through the roof… you just get the benefit of never using a shovel or a lawnmower and avoiding potential disputes about who’s turn it is to do it.

The first level of the home has a great open room which you can use for an office or a second living area if you’d like. You get a lot of natural sunlight in this room and the 9 ft ceilings make the space feel that much bigger. You also get direct access to the garage from the first level and a nice little cubbby for storage.

The second level of the home is the best use of space I have seen in a townhouse. It’s not an open concept home that is code for “the space is small so all rooms are combined into one”. In this unit you have an upgraded kitchen with a centre island which is perfect for entertaining. You have a living room with a walkout to a private balcony. You have a dining room that can accommodate a 8-10 seat table and you have a 2pc. bathroom. To top all of this off you have hardwood floors and so much natural sunlight coming in from the balcony and large windows in the dining room. You really have to see this place to get just an idea of how great it is.

The third level is where the bedrooms and the laundry room is located…. so no lugging laundry up and down stairs. My usual complaint about townhouses is that the bedrooms are all a shoebox but at 1401 Plains Road and particularly for our unit, the bedrooms have good space. The master bedroom comes with a nice walk in closet and more than enough space to add a few dressers if you so wish. The second bedroom is also spacious and can easily fit a queen size bed, side tables and a dresser and it also has quite a big closet.

Usually I talk about location first, but lets get to the meat and potatoes, the price. If you have been looking on Realtor.ca I would love for you to find me a townhouse that is under three years old under $400,000 in a great location….give up? I don’t blame you. Nothing on the market compares to what we are offering here and we can brag a little because we know it.

Now we can talk about the location. You are right off of the QEW, close to the 407, have every restaurant and grocery store within a stones throw and you are close to the GO Station… if you wanted to stay in a 2 kilometre bubble you could easily do that here because our townhouse at 1401 Plains Road is in the most ideal location.
