It is easy for us to focus on the cosmetic features of a home, but 95 Bowman Way has an equally impressive list of mechanical upgrades. The majority of the townhouses in Johnsonview Village have baseboard/electric heating and NO A/C. Trust us…when it is -5 outside, baseboard heaters won’t do the trick, and needless to say when it is scorching hot in the summer an air conditioner comes in handy! Well, the owners went through the effort of installing a furnace and air conditioner, with ducting throughout the entire unit. This alone was a huge expense but well worth the luxury of having instant heat and cooling in the home, as well as optimizing the layout of every room by not having to place furniture around big baseboard heaters,
The electrical panel in the home was also replaced, with the lower level having completely new wiring and the main 2nd level having new outlets and plugs, as well as each outlet being pig-tailed. You may wonder what “pig-tailing” is and we can assure you, it’s a good thing:) The townhouses built in this community have aluminum wiring, which in itself is safe, but most newer outlets are only rated for copper wiring. When mixing the metals, there is a chance of overheating and that would not be a good thing at all. Insurance companies are also hesitant at times to insure homes with aluminum wiring for this very reason, but not to worry, not only has all of this work been done, we have a full ESA certificate validating that all of the homes electrical components are up to code and in good working order.
Lastly, there have been significant plumbing upgrades done at 95 Bowman Way. Starting with the installation of a laundry room floor drain as well as a floor drain directly beside the hot water tank. Along with this, the plumbing lines throughout the house have their own dedicated shut-off valve to stop potential leaks directly from the source without having to shut off the water to the whole house. Trust me, if you ever have a leak on the 2nd floor, you won’t want to be running to the basement to shut off the water.
Of course, there have been many properties that have been “renovated” but rarely does one inquire about the work, and more importantly, were the owners given consent to do the work? This is extremely important, particularly with condo-townhouses, where if consent was not given by the condo board, you could be required to remove any of the alterations and start the process again from scratch. Well, that’s not a problem here! Not only was consent given from the condo board, but permits were also pulled and engineers were hired to ensure everything was done to code. We cannot stress just how much of a benefit this is to you as a home-owner and while not a “visible” upgrade, the peace of mind it gives you in knowing work was done and DONE RIGHT should not be overlooked.
